March 2nd, 2009UncategorizedIf you have the credit score.
If you have the patience.
If you have the (healthy) down payment.
You should make your next home a multi unit. Here are four reasons why:
1. They can pay for themselves with the rents of the other tenants.
2. Adult children are coming back home, and leaving home later. Instead of sharing bathrooms and kitchens in large single family homes, multi units allow everyone to have their own personal space.
3. If there are 4 or less units you can still qualify with a conventional, FHA, or VA loan.
4. You get to pick your next door neighbor(s).

February 4th, 2009UncategorizedEast Point, GA (30344) is not cool. East point will never be trendy. At best East Point will always be the next, next hot neighborhood of Atlanta. That, my friends, is a good thing. East Point is steady. It is growing. And, like the title of the post says, it is AWESOME.
Here are a few reasons you should consider making East Point as your next home: Read the rest of this entry »

February 4th, 2009UncategorizedThere was a great article in today’s San Francisco Chronicle, that details a mother-son real estate team in the Bay Area. CLICK HERE TO READ THE ARTICLE.
There story mirrors that of my mother Sharon, and myself.
Sharon has been a broker for more than 18 years. Before I started Emory she dropped the hint about the real estate broker. On more than one occasion I got “gifts”; books on real estate. It took a while but I finally listened. We are going to make a fortune in Real Estate by combining my mom’s street smarts and experience, with my love of marketing, technology, and Turner tenacity.
Thank you mom for being patient.

February 4th, 2009UncategorizedBoarded up houses are ugly.
They bring down property values of neighboring properties.
And did I mention, they are ugly?
I’ve been thinking of ways to combat this growing problem. Below is one solution. I call it UNBOARDED. I would love your feedback.

February 3rd, 2009UncategorizedWhen i joined my fraternity in 2001 I learned a poem that has stuck with me for the last 8 years. Rudyard Kipling’s IF is about character and living a proud full life. It is very appropriate for today’s times, especially the real estate market.
The line that hits the hardest is; “If you can meet with triumph and disaster, and treat those two impostors just the dame.” Between 2002 and 2007 people, who had no business in the real estate business, made A LOT of money simply taking orders and processing transactions.
A lot of people also made money with shady dealing and mortgage fraud.
People also drunk the hubris that their houses were worth more than they were. We built very concrete lives on very imaginary value. Read the rest of this entry »
