			<content:encoded><![CDATA[<p>The following analysis is for single family homes in East Point, College Park, and Hapeville.</p>
<p>Month: February 2009</p>
<p>Number of Homes Sold: 64</p>

<p>Average Sale Price of Sold Homes: $68,000</p>

<p>What does this mean: One word. Forclosures. The tri-cities area was hit hard by the economic downturn. As the commuters to Atlanta lost their jobs, and the airport cut back, many people in the area lost their homes.</p>
<p>We have an area plagued by bank-owned properties and auction listings. I do not expect prices to rebound in the next month. There are a good number of investors and bargain hunters in the area who are ONLY looking for foreclosed property and distressed for sale by owners.</p>
<p>There are still, however, first time buyers who are looking for homes that don&#8217;t need the work normally associated with foreclosed properties.  It&#8217;s just a matter of good marketing and working with a firm like ours or any of our competitors. Real Estate agencies are here for you. And thankfully, there were many an unscrupulous agent who was driven out of the market because the lure of the quick buck passed. Companies like mine are in it for the long haul.</p>

			<content:encoded><![CDATA[<p>East Point, GA (30344) is not cool. East point will never be trendy. At best East Point will always be the next, next hot neighborhood of Atlanta. That, my friends, is a good thing. East Point is steady. It is growing. And, like the title of the post says, it is AWESOME.</p>
<p>Here are a few reasons you should consider making East Point as your next home:<span id="more-92"></span><strong>East Point has its own utilities.</strong> While Atlanta&#8217;s water and gas and electric are run by Georgia Power (and other cronies) that gouge their customers and raise prices with no notice, East Point&#8217;s utilities are autonomous. They have a better control of rates, and your electric bill will be 10-15% less expensive on average than Atlanta.</p>
<p><strong>East Point Police Department kicks butt. </strong>EPD responds promptly. They treat residents with respect, and there are not a lot of speed traps (Note: Do not run the stop signs behind the Camp Creek Market Place. You will get pulled over.).</p>
<p><strong>There are plenty of grocery stores.</strong> The distance to the nearest grocery store is one of the most important factors when choosing a home. Although you will not find a whole foods, East Point his home to a Publix, Wayfield Food, Multiple Discount Groceries,and a Piggly Wiggly.</p>
<p><strong>East Point has an ideal location. </strong>We all know that Atlanta&#8217;s traffic sucks. East Point&#8217;s location, however, is perfect. 10 minutes to the Airport. 12 minutes to downtown. Inside 285. And a  Marta Station.</p>
<p><strong>East Point has eclectic soul. </strong>What East Point lacks in &#8220;coolness&#8221; it makes up with authenticity. <p>Pictures sell real estate. Having a home listed that sells for more than $150K without a picture is wrong. I am not going to blame the home owner. But the broker should know better. <p style="text-align: left;">When i joined my fraternity in 2001 I learned a poem that has stuck with me for the last 8 years. Rudyard Kipling&#8217;s IF is about character and living a proud full life. It is very appropriate for today&#8217;s times, especially the real estate market.</p>
<p style="text-align: left;">The line that hits the hardest is; &#8220;If you can meet with triumph and disaster, and treat those two impostors just the dame.&#8221;  Between 2002 and 2007 people, who had no business in the real estate business, made A LOT of money simply taking orders and processing transactions.</p>
<p style="text-align: left;">A lot of people also made money with shady dealing and mortgage fraud. </p>
<p style="text-align: left;">People also drunk the hubris that their houses were worth more than they were. We built very concrete lives on very imaginary value.<span id="more-76"></span></p>
<p style="text-align: left;">And now that the bottom has fallen out we are running scared.</p>
<p style="text-align: left;">The truth is, this is not the time for fear. The disaster of today is an impostor just like the triumph of 2005. Real estate will still be a good (long term) investment. There will still be people who become millionaires. None of that has changed. The only thing that has changed is people&#8217;s attitude and the ease of obtaining debt (ASIDE: Thank God. Making it easy to get a mortgage, is like making it easy to jump off the Golden Gate Bridge, the world&#8217;s number 1 suicide destination. It is not a good idea).</p>
